Sale Property
- All Sold price under $1M - Conveyancing fees $990.00 GST included will be paid at settlement
- All property sold price over 1M - Conveyancing fees0.1% of sold price will be paid at settlement
- Reimbursement $220 required to be paid upfront excluding Owner Corporation application fees from $175 - $190 for per certificate.
- for section 32 searching fees at the time you signed and return CI & CA & VOI
When you sale property that your file procedure as followings the steps as:
Firstly, You will be received CI- Client instruction then CA- Client authority and VOI- Verification of Identity to complete and sign and return to us at your convenience with Required property documents as
- copies of Rates such council rates, water bill, Land tax , owner corporation
- Home Loan Bank Statement for section 27 support for early release deposit and discharge authority
- Any permits within 10 years or Notices from City Council or Plan Subdivision or Pool Registration Certificate.
Next step, we will order all relevant documents to support your section 32 then complete full contract and section 32 within 24-48 hours after I received all required documents and sending to REA - Real Estate Agent for sale.
Your property sold whether at auction or private sale that you will provide to us:
- Original Title if you paid in full your Loan
- FRCGW - Clearance Certificate Application for Australian Residents whether you are foreigner or Australian as ATO required. This certificate will need 30 days in returning from ATO and it valid date within 12 months.
- GST Notification signed and returning
- Section 27 can be released within 14 days from the date of your banker confirmation letter date. Then 28 days elapsed required for purchaser accept and sign then returning time frame for early release the balance of 10% deposit from Agent Trust account.
On the settlement day, you will be :
- Drop off the property spare keys to REA - Sale Real Estate Agent.
- Cancelation your Home building insurance
- Disconnection all utility or direct debit from all authority are relating to this sold property.
- Solar paper work, outstanding fund to be clearance at settlement.
- Your settlement balance fund will be showing in your nominate bank account within 15 -45 minutes after you received PEXA SETTLED email.

Purchase Property
FEES & CHARGES
- $990.00 including GST for property price under $1M and ( Total fixed cost $1210.00 GST included at settlement in one payment )
- 0.1% of purchase price if the property price over $1M ( Purchased price $1.2M - That cost $1200 +$220 = $1,420.00 at one payment at settlement)
- $220 for Reimbursement fees excepted Owner Corporation application fees(from $175 - $190.00 per certificate)
When you buy whether new or existing property that we will serve to your file as the same way services.
Firstly, we require you to complete CA- Client Authority and VOI - Verification of Identity as settlement documents required.
Next step we will sending to your email for DOL - Duties form invitation for your completion as same way of Transfer of Land in previous time you signed for stamp duty claim prior settlement.
Second things that you need
- apply your Loan approval - or need more extension time.
- Deposit to be paid on time as per contract stated.
- Purchaser Caveat to be lodged to title for secure your deposit fund (it is at your choice- it is not compulsory) and extra fees will be applied $220.00
- Buying your home building insurance immediately for cover your building for earthquake or flood, fire,...just incase when Vendor is not cover after 10% deposit to be paid in full.
Within 7 days from the settlement due date, you need to complete all step for smoothly settlement as:
- Statement of adjustment approve to pay via your email.
- Shortfall need to be deposit within timeframe whether to your nominate account form your banker or PEXA Trust account.
- Final inspection by booking with your Real Estate Agent then confirm to us whether you are satisfied at current property condition or not?
- Utilities need to be connected by your own for ready to move in if you are first home owner at settlement or arrange with your manager Real Estate agent for rental if you are investor.
Finally, On the settlement you will received PEXA SETTLED email for settlement has gone through then it is the best time and ready to pick up your property keys at Real Estate Agent.
